A beachfront property in Palm Beach expected to set new record
Palm Beach’s $22 million record for residential real estate looks set to fall with the sale of a double block beachfront estate which has just been quietly listed.
Within hours of coming to market a property on Snapperman’s Beach facing west onto Pittwater was being inspected by some buyers with very deep pockets. People prepared to spend $23 million to $25 million are being invited to view the award-winning home on a superlarge block.
David Edwards of LJ Hooker Palm Beach has the listing and a substantial database of buyers who are always interested in one-off prestige waterfront property.
It is believed buyers already have been inspecting the Phillip Cox designed property which is on 2074sqm of waterfront land. The estate came up for sale on Monday March 4 and according to world on the street within days an offer has been made although it is not believed the offer has been accepted.
The residential sales record for Palm Beach is $22 million for a beachfront estate on the other side of the suburb, in Ocean Rd.
The Snapperman estate has one of the few tennis courts in the suburb and the house is a Phillip Cox design built in 1990.
It has also won the Housing Industry Award for design and building excellence and architect Phillip Cox is world-acclaimed and holder of the Order of Australia.
The property was commissioned by the Esplin family of Esplins Solicitors who are based in the city and known for handling difficult legal and commercial cases.
The double-brick house has five bedrooms, four bathrooms, a double garage, boat storage and security gates.
Inside there are hardwood floors, fireplaces, formal and informal living and dining areas and every room opens to deep verandas. The kitchen is modern with Caesarstone benchtops and European appliances.

According to CoreLogic five properties in the road have sold for at least $10 million and the record for the road is $11,975,000 set in 2009 when property on 1397sqm of land traded.
Snapperman’s Beach looks over Pittwater to the foreshore suburbs of Great Mackerel Beach and Currawong Beach and there is a public wharf at the northern end of the beach where ferries leave for Patonga, Ettalong and The Basin.
