Australia’s most in-demand streets

All roads lead to Melbourne, with the Victorian capital home to eight of the 10 most sought-after streets for buyers in Australia.

The realestate.com.au data shows that Regent Street in Elsternwick is the most sought-after strip in Australia, followed by Perry Street in Collingwood and then Joyce Street in Elwood.

The findings highlight the importance of walkability and the attraction of designer homes, according to realestate.com.au Chief Economist Nerida Conisbee.

“I think many of these streets really do have nice homes and often they are streets where people are looking not just to buy, but for inspiration and ideas,” she says.

“The idea that people are looking at our site for inspiration really becomes obvious when we look at the most popular streets. We can’t really see it as much when we look at popular suburbs, because often in suburbs pricing becomes far more important,” she says.

The data looked at the most in-demand streets for buyers in Australia on realestate.com.au for the three years up to 31 March 2019. Demand for these sought-after streets is defined as those with the the highest average views per listing, per day. To meet the data requirements, these in-demand streets needed at least five listings onsite over the three-year period.

Melbourne’s most in-demand street: Regent St, Elsternwick

Buying in Elsternwick doesn’t come cheap, with the median house price sitting at $1.82 million, but TV’s The Block has raised the profile of this street and suburb with buyers, Conisbee says.

“People may not have necessarily known Elsternwick but then they’ve seen it on The Block and seen it’s a really lovely suburb and had a look around it. Also they’ve had a look at other houses on that street,” she says.

Sydney’s most in-demand street: Cross St, Mosman

With a median price at the suburb level of $3.775 million, most local visitors looking at Cross Street in Mosman aren’t buyers looking to buy a new home.

“Often at a street level, we see premium streets, expensive streets. Most people can’t afford a property in Cross Street in Mosman but they’re definitely looking for some ideas and just to have a poke around,” Conisbee says.

Brisbane’s most in-demand street: Dauphin Tce, Highgate Hill

Location is what’s driving interest in this street, it’s just two kilometres from Brisbane’s CBD in the prestigious suburb of Highgate Hill and offers both houses and apartments for interested buyers, Consibee says.

“It’s more about the street’s location than about the housing stock,” she says.

Adelaide’s most in-demand street: Gordon St, Kurralta Park

The quiet of this no-through road in Kurralta Park, where the median price is $605,000, appeals to many buyers, particularly those with children. This area is located less than six kilometres from the CBD.

“If you have kids and you want them to be riding their bikes outside, you don’t want a lot of traffic. I think that would be something people would quite like,” she says.

Hobart’s most in-demand street: Faraday St, West Hobart

Walkability and character homes are the key draw cards of this street in West Hobart, where the suburb median price is $700,000.

“It’s really central and also has period homes. For somewhere like Hobart, we’d be seeing not just local buyers, but people from interstate and potentially overseas,” Conisbee says.

Canberra’s most in-demand street: Hunter St, Yarralumla

This leafy street sits in an area that’s home to several embassies and is also full of large homes with tennis courts and pools. That combination makes this street the most sought-after in the ACT.

The median price in this suburb, Yarralumla, is $1.41 million.

“It’s a pretty premium location in Canberra with pretty big homes. I think this is a case of people having a look around…it’s near the embassies too, which would probably be a factor,” she says.

Perth’s most in-demand street: Walter St, Claremont

Perth’s most in-demand street is located in an area that has a great mix of amenities, says Conisbee.

“Claremont is a premium suburb that often features strongly on site. It has a good shopping centre, good schools, good public transport – it has a lot to offer.

Darwin’s most in-demand street: Macartney St, Fannie Bay

While normally suburbs to the north, near Charles Darwin University, dominate the most in-demand areas in the NT, Fannie Bay offers a beach lifestyle plus cafes and shops, says Conisbee.

“I think Fannie Bay is pretty nice.

“Potentially investors are looking here as well as families,” she says.
