How sellers are pocketing $70k extra
Listed as a private treaty sale with Belle Property — Berry principal Gary Dale, the home has a $3.9 million-$4.1 million guide.
Fitzgibbons and Sebastian both own waterfront property several doors up on the same side of the street. Fitzgibbons who was born in Gerroa, paid $1.225 million for her property in 2010, while Sebastian purchased his holiday home in 2012 for $1.115 million, according to CoreLogic.
Mr Dale said the view from the house named “Kiamanzi” has been a key selling point with buyers.
“The view is absolutely drop dead, you have mountains on one side and also the beach running all the way down to the heads,” he said.
The majority of interest in the property has so far come from wealthy Sydney buyers after a weekender.
“Our biggest demographic is those from the eastern suburbs, as well as Cronulla and north shore buyers,” he said.
“Generally you won’t find a local, unless they are looking to upgrade their weekender.”

The luxury property sits on a 588sqm of prime real estate that backs onto Seven Mile Beach. Most of the rooms in the home have ocean views, including the open plan living and kitchen area that flows out to the terrace.
The kitchen has stone benchtops, a breakfast bar, gas cooking and a butler’s pantry. The third level has a study, living room and a main bedroom with balcony and an ensuite.
Other features include watercraft storage, custom Travertine floors, a media room and off-street parking.
Mr Dale said the buyer of this property will be able to move into the home without needing to spend a cent, unlike other wealthy locals.
“At the moment everyone that is buying down here seems to be doing their homes up to a luxury standard, but this is already stunning,” he said.
The home has been used by the Rabie’s as a holiday home for more than a decade, but with Mr Rabie scaling back his duties at Reckon, the couple now plan to split their time between London and Sydney.
