Selling agent Michael Brock, of Harcourts Brock Estates, said it was the best view he’d seen anywhere in Australia.
“I’ve been in real estate for 47 years and this is the best ocean outlook I’ve ever seen,” Mr Brock said.
“It’s world-class because it’s totally uninterrupted and the view extends right across Victor Harbor, Granite Island and Seal Rock.
“It’s also northeast facing, so The Bluff protects you from the wind and rains, making it a really tranquil outlook.
“That view can’t ever be built out – it’s impossible because there’s no other land.
“The Bluff itself is obviously Government land, so there’s nothing that could ever be in its way and that’s why it’s a once in a lifetime opportunity.”
The home, which has six bedrooms, three bathrooms and several outdoor entertainment areas, is owned by Roger Thompson, who developed the property within a gated community in 1988.
“Roger kept the main one and he’s been in it ever since. It’s the first time it’s ever come on the market,” Mr Brock said.
“Off the coast of Victoria or Sydney, it would bring five to eight times as much, and if it were in Acapulco or somewhere overseas, it could bring in 10 times or more.
“There are places that have sold in Port Elliot for $2 million and $3 million and I think this, in terms of its uniqueness, leaves them way behind.”
Mr Brock said the home would suit a discerning lifestyle buyer either looking for a permanent home or weekender, but probably wouldn’t hit the holiday rental market.
“I don’t think you would ever rent this out – it’s too good.”
