An architect-designed country estate is expected to smash the Olinda residential price record by over $1 million.
The towering residence at 7 Spencer Road, with American and British influences, is seeking expressions of interest with a price range of $3.5-$3.85 million.
The Olinda residential price record, set on February 22, is $2.25 million, according to CoreLogic data.

The 4.29ha property features two dwellings, designed by the late husband of the vendor, an American architect with British ancestry.
“You can see a lot of those influences,” said Bell Real Estate Olinda agent Corinne Sukroo.
“It’s certainly a statement of timeless architecture.”
The main dwelling, set over three floors, features expansive windows and French doors out to a broad veranda that offer views of the glorious landscaped gardens.
A private two-bedroom, self-contained cottage is also tucked away in the garden.
“It’s two beautiful homes in one — I think perfect for two families,” Ms Sukroo said.
“I think it could also be used for someone that wants privacy — certainly a getaway — you could have a caretaker’s cottage, but certainly a dual family accommodation with a bit of separation as a country escape.”
On the market for the first time, “Quiddity”, or “the essence of things”, features mostly recycled timber — the stairs and kitchen bench came from an old pier, and the floors and cladding from a ship.
Kookaburras and lyre birds sing through the morning alongside a spring that runs through the property, while a solar heated pool is idyllically surrounded by green views.
“The inquiry level is high — I think more so from people that are passive buyers, waiting for the right property in the hills to come up,” Ms Sukroo said.
“You’re in a beautiful, elite area, and it’s open so you get lots of sunlight.”
The vendor is downsizing, putting the large home on the market for the first time.
