Entry-level property in Liverpool region draws eager buyers
As buyers prepare their cheque books for auction day across the city, the south west is set to see some fierce bidding action.
Data collected by online listings portal realestate.com.au shows a home in Green Valley, in the Liverpool region, has been one of this week’s most viewed properties going under the hammer.
And with a price guide of $600,000 to $660,000 it’s easy to see the appeal, given Sydney’s current median house price is $930,000.

BUYERS COMPETE FOR GOVERNMENT-OWNED LAND
Listing agents Marc Haddad and Mitchell Perkovic from Laing and Simmons Blacktown expected the four-bedder at 46 Swan Circuit to generate interest, but were surprised by just how many buyers turned up to walk through it.
“The level of interest has been brilliant — we have had 97 inquiries including 70 inspections, mostly couples and young families who are first home buyers,” Mr Haddad said.
“It is hard to compare in the area because most of the other properties for sale are double-storey, renovated houses selling for around $720,000 … this one isn’t renovated but is an attractive property that a family would love to live in,” he said.
While the interest has been dominated by local house hunters, some chasing value for money have come from areas including Fairfield, Parramatta and Westmead.
A couple of investors are also interested in the home on 488 sqm, which spans a single storey and is 850m from The Valley Plaza, as well as being about 1km from the nearest public school.
Beyond its modest facade, the house has spacious bedrooms, tidy living areas, a kitchen featuring a breakfast bar, and a main bathroom with floor-to-ceiling tiles and a corner bath.

Out the back is a covered area which overlooks a flat lawn and a space for the barbecue.
The property is scheduled for an afternoon auction as is expected to draw up to 10 registered bidders.
One of the most eager parties has inspected the property four times over the four week campaign, the agent said.
