Four rare blocks of land selling with harbour or ocean views

There are four vacant blocks of land for sale in an exclusive pocket of Sydney at the moment that are either on the water or with knockout views of the water.

Empty blocks of land are not common in the Emerald City, especially so close to the harbour or the ocean but these four sites are all large with amazing views and at least one has had a serious price cut.

Arguably the rarest of the four blocks is a 1813sqm parcel in Seaforth on Sydney’s northern beaches. This sloping site extends from Seaforth Cres at the top to the water’s edge at Middle Harbour.

The last undercapitalised block of land on the waterfront in Seaforth.

Maria Cassarino, of Stone Real Estate, said all the other waterfront blocks in the road have been fully developed or subdivided and 177 Seaforth Cres was the very last to be capitalised on.

“It did have subdivision approval in the 1980s but the owners never went ahead and the approval has lapsed,” she said.

Last year the land had a price guide of $5 million to $5.5 million. Now that guide has dropped to $4.5 million and the block is booked for an auction on Saturday March 16. This land does have an old sandstone and brick house at street level but most of the site is vacant with northwest views of the water.

“You could design a substantial luxury home or subdivide, subject to council approval, and fully capitalise on a sublime and exclusive lifestyle setting,” Ms Cassarino said.

One kilometre due north of Seaforth Cres is Castle Circuit, Seaforth where another block of land is for sale.

Never been built on or developed and going under the hammer mid March.

Held and untouched since the 1960s and close to the water.

Number 60 Castle Cct is a 626sqm empty block that has never been built on. Tim Wirth, of LJ Hooker Seaforth, said the area was subdivided in the 1960s and this block was purchased. The owners even applied for planning permission to build on the cul-de-sac land however they didn’t proceed and now the owners have passed away with their estate selling the property.

Mr Wirth said the block bordered waterfront reserve on two sides and had Middle Harbour views.


The land only has one neighbour and Mr With said it was whisper quiet with just the sounds of the water lapping and native birdlife.

“It is very rare to find an empty block in Seaforth,” he said.

This one also goes to auction on Saturday March 16 and there has been interest already in the early $1 millions.

Further north in prestigious Palm Beach there are two vacant blocks of land for sale with exceptional ocean views. Both have been for sale for some time and both blocks are large.

Christie’s International, and LJ Hooker Avalon are marketing this Florida Rd land.

Number 13 Florida Rd is a 973sqm block with front row view of the beach and sea. It has been on the market for 730 days but the owners are now looking to make the site more attractive to buyers.

A cul-de-sac position in excellent company.

Meanwhile 7 Pacific Pl is a 720sqm block with elevated views of the beach and ocean. It has a price guide of $4 million to $4.2 million and is being marketed by LJ Hooker Palm Beach.

David Edwards said the site has year-round sunshine, a north by northwest aspect and current approval to build a pavilion-style beach house with wet-edge pool. Pacific Rd is a private cul-de-sac and home to some of the suburb’s most significant properties.
