A grand boom-style Victorian, which has seen better days, is on the hunt for a new custodian in Hawthorn East.
Untouched character features including a slate roof, soaring Wunderlich ceilings, a majestic twin-arched hallway and marble open fireplaces add to the charm of 85 Rathmines Rd.
The ultimate blank canvas is heading to auction on August 24 with price hopes of $1.6-$1.75 million.

Jellis Craig director Campbell Ward said the four-bedroom house needed a lot of work.
“It hasn’t been touched for a long time, it is very raw inside,” Mr Ward said.
“The current vendors have been there for over 20 years and it looks like there was a renovation in the 1970s or 1980s.”
The property, which has a heritage overlay, has a grand facade that could easily be restored to its former glory.
Inside there are cracks in the walls and ceilings and plaster chipped off some of the walls, but the bones are there to create something magical.
Mr Ward said there was a lot of interest from builders and architects.
“It needs someone that knows what they are doing and know the tricks of the trade,” he said.
“You could spend a couple of hundred thousand dollars or up to a million on it, depending on what you want to do.”
Once renovated, Mr Ward would expect the property to sell for high-$2 million.
The house, which last sold for $402,000 in 1996 according to CoreLogic, is in an elevated position in the prized Harcourt Estate precinct.
The grand old dame has four bedrooms, two bathrooms, an updated kitchen, a cellar downstairs and a studio with bathroom and carport at the rear of the property that has rear lane access.
Mr Ward said the location of this property was attracting families looking for good schools.
CoreLogic data shows the median house price in Hawthorn East has dropped 25.2 per cent in the past year to $1,736,500.
