Local owner-occupiers surprise developer with buyer interest
As house prices tick closer to the million-dollar mark at Stafford, a new boutique townhouse development is attracting first homebuyers and young professionals to the area.
Of the 10 townhouses to be built at Monogram Residences, six have already been sold under construction.

VIMG Queensland development manager Leo Primus said surprisingly buyers were local owner-occupiers from surrounding suburbs.
“We weren’t expecting that at all,” Mr Primus said. “There is very little high quality new build stock coming to the market in Stafford.
“The new product is well priced and is being well received in the market.”
With a great price point, Mr Primus said Monogram Residences was set alongside Gibson Park and nearby to some of Brisbane’s newest and eclectic cafes and shops.
“People are chasing that larger space with low maintenance at a price point to enjoy the local lifestyle,” Mr Primus said.
“These are architecturally designed townhouses. The layout has been designed with amenity and entertainment in mind.
“We saw Stafford as an emerging market with no new townhouses or medium-density projects being delivered there.”
Available in two and three-level layouts, the designer three-bedroom, two-bathroom plus powder room townhouses are priced from $580,000.
The modern open-plan layouts allow for natural light and fresh air to spill through the generous living spaces in the family-friendly home designs.
VIMG development director Matthew Curnow said: “Stafford has all the benefits of a tranquil residential suburb with its large selection of parks, sporting fields, bicycle tracks and natural open space.
“Young professionals and families with primary school aged children are attracted to the area and the high level of finishes that we offer.”
Monogram Residences will feature engineered marble, natural timber flooring, Smeg appliances and high ceilings throughout. Some will have a butler’s pantry and living spaces opening onto sunny terraces with private courtyards.
The project is expected to be completed by June 2020.
