Most popular Townsville suburbs for renters revealed
TEN Townsville suburbs have been recognised as hot spots for renters, with more than 50 per cent of the population living there being tenants.
The latest CoreLogic data from the year to May 2019, shows the suburb of Rosslea is home to the highest number of renters, with 61.5 per cent of the population being temporary residents.
The average rental price for houses in the area is $345 per week, and the average price for units is $238.
To buy a property in the suburb, it costs an average of $299,000 for a house, and $185,000 for a unit, with the indicative gross rental yield for investors being above 6 per cent for both property types.
North Ward was the next most popular among renters, with the population of tenants in the suburb only slightly lower than Rosslea, at 61.3 per cent.
The median prices for rent were slightly higher, which is expected given the suburb’s desirable proximity to the City and the Strand.
House prices in North Ward were significantly higher, with a median sale price of $507,500.

Ray White property manager Connie Mackey said both suburbs had a lot to offer tenants in terms of convenience.
“Rosslea is quite central with it being close to Fairfield Waters, and the Murray Sporting Complex,” Ms Mackey said.
“I think the market is a bit lower there as well but it still has that proximity to community facilities that people want to be close to.
“North Ward is popular because it’s close to the Strand and it just has a lot to offer in terms of facilities.”
Townsville City was another area that was popular among renters, with the demographic making up 59.6 per cent of its population.
Other suburbs with more than half of the population being renters included Garbutt, Pimlico, Bohle Plains, South Townsville, Douglas, West End and Burdell.
