Our most expensive addresses revealed
If you’re looking to join South Australia’s upper echelon of homeowners, you’ll need around $4 million to do it, if Adelaide’s top sales are anything to go by.
An analysis of CoreLogic data of settled properties to June 1, this year, has revealed the top sale in each of Adelaide metro council regions, with the 19 properties rounding out to a combined total of $72 million.
According to the data, Walkerville council currently holds the citywide record for top residential sale, following the sale of 9 Edwin Tce, Gilberton, which sold for $7 million, two-and-a-half years ago.
The sale eclipsed the previous record, held by historic Glenelg mansion Stormont, which sold for $6.5 million in 2010 (See the full list of record breakers below).
Both properties were sold by Jamie Brown of Bernard H Booth Real Estate, who also set records in the Mitcham and Prospect council areas.
“I think what all have in common is that they are all standout properties on significant landholdings,” he said.
“There’s a lot of embellished chatter about Chinese buyers in the top end market, and while they are among them, most of the buyers are from Adelaide. In fact, what I’m finding is that local buyers are handing out (money) more prominently than international buyers.”
While some council records were set more than 10 years ago, the majority of top sales were made over the past two years.
Among the most recent sales is 81 Seaview Rd, Tennyson – the former beachside home of the Shahin family – which settled for $5.2 million in April, this year.
Mr Brown said properties in the $5 million plus price range were in hot commodity across Adelaide but often hard to come by.
“The market is craving stock above $5 million at the moment,” he said.
“There is, more than ever, an evolution of interstate buyers wanting to buy in Adelaide as they see excellent capital growth here over the next five to eight years.
“However, stock of this calibre is tightly held, they don’t move often and tend to be held by the same owners for a good 30 years.”

Stephanie Williams of Harcourts Williams — whose real estate firm set sales records in the Adelaide City, Adelaide Hills, Mount Barker and Tea Tree Gully councils – said property prices were driven by strong market demand.
Among such properties was 165 East Tce, Adelaide which settled for $4.75 million in December last year.
“We have quite a short supply of premium properties in the market and lot of buyers asking when more stock is coming to the market. It’s what keeps the top end of the market buoyant,” she said.
“We just launched a property in Malvern and ended up having six offers after just four days, because of short supply in the marketplace.
“34 Briar Ave, Medindie was a similar story. We opened it once, had multiple offers and ended up selling it in the $4 million mark.
“If buyers see something they want, they go for it and that drives strong competition.”
