A Glen Waverley agent is hoping a cheeky marketing video will send his four-bedroom property to the top of the class at auction.

With 20 Galahad Cres, Glen Waverley going under the hammer on June 15, Biggin & Scott Glen Waverley director Ming Xu said a video in which he plays a father taking his kids — played by agents Jake Lisner and Jonathon Invelito — to school had been well received by buyers.

The four-bedroom property is listed at a price range of $900,000-$990,000.

Not as raunchy as the viral video that led to a western Sydney property selling ahead of auction, or as tongue-in-cheek as the video of an Oakleigh South property playing off the old Italian man stereotype, the video showcases the home’s prime location near local schools.

“We’ve had a great number of people turning out,” Mr Xu said.

“I think the video gives a good impression to buyers looking at property in Glen Waverley, we did have quite a number of comments from the buyers saying they had seen the video.”

With 44 buyers turning up for one half-hour open for inspection, Mr Xu said it also allowed people to see real estate didn’t have to be so serious.

“Buyers have already built a connection when they’ve watched the video, so they start liking us before meeting us. We want to make real estate feel like it’s not quite so serious, we don’t want them to feel like they’re against us — we want to make it a more relaxed environment.”

The video also came about after agents realised that stock-standard slide show videos were boring potential customers.

“We had lots of buyer comments that a slide show with only the pictures is quite annoying,” Mr Xu said.

“For this property, the big selling point is the schools, so we put ourselves in the buyers’ shoes to show the buyer how their life is going to be when they move in.”

The Glen Waverley home is listed with a price guide of $900,000-$990,000.
