The listing of Georgian mansion Loombah must have Hunters Hill and Woolwich residents abuzz with speculation about a potential new record for the area.

The almost 5400sqm land holding is much larger than two other local properties that achieved stellar results in 2017.

Vailele in Woolwich, the long-term residence of late businessman Phil Salter and wife Christine, sold for a suburb record of $22,180,000 to glass manufacturing businessman Wang Xiande.

The eight-bedroom, seven-bathroom and 10-car garage property is on 3220sqm that flows to a private jetty on the Lane Cove River.

Earlier that year, actor Cate Blanchett and her husband, director Andrew Upton, secured $18 million for their historic Hunters Hill mansion Bulwarra on 3642sqm.

The six-bedrroom five-bathroom house has parking for four cars. It is on a reserve with Lane Cove River views.

Matthew Ward from Ward Partners Hunters Hill is co-marketing Loombah (meaning ‘steep banks’) with Sotheby’s International’s Oliver Stillman.

Mr Ward said expressions of interest were being accepted and, despite rumours of $30 million expectations, no price guide had been set.

3 Stanley Rd, Hunters Hill is an extensive land holding of almost 5400sqm.

“What we want to convey is that we want to set a record for the area,” Mr Ward said.

The owners of waste management business URM, Anthony and Carolyn Johnston, bought Loombah for $4.5 million in 2000.

Six years later, they paid $2.55 million for the house next door, which was converted into a guesthouse with a gym and billiards room.

The circa 1879 residence has been extensively renovated and extended.

It has a swimming pool, spa, tennis court, media room, cellar and easy access to a boatshed and pen for a 50 ft boat on Parramatta River.

Together, the main house and guesthouse contain nine bedrooms, six bathrooms and six garaged car spaces.

Loombah (which means steep banks) is set above the Parramatta River in Hunters Hill.

Both Loombah and the guesthouse are being sold in one line, although the guesthouse is on a separate title.

The Johnstons brought up their two daughters at Loombah and are now in the process of downsizing to focus on their “significant overseas commitments”.

Late last year, the couple bought a contemporary architect-designed four-bedroom house in Birchgrove for $5.75 million.
