The block at 52 Woodside Ave in Strathfield has been split in four.

One savvy Strathfield owner is set to pocket some extra cash after subdividing their huge Strathfield home into four separate land lots.

The property at 1-4, 52 Woodside Ave is currently configured as a classic house on over 2000sqm of land, including a tennis court and pool.

Since purchasing the property the owner has subdivided the home into four land lots, two at the front around 597sqm and 623sqm respectively, with two additional 500sqm lots at the rear.

All have DA approval for either tri-level or dual-level residences, depending on the block, and come with a price guide of $2 million.

Listing agent Norman So of Belle Property Strathfield said interest in all four lots had been strong, with most buyers around the $2.2 million mark.

“On its own it’s probably worth around $7 million to $8 million,” Mr So said.

“At an $8 million level there aren’t as many buyers but at $2.2 million there are plenty.”

With the DA approval already in place, all the buyer needs to do is pay for the building costs, not needing to worry about the lengthy process of getting approval through council.
