A Templestowe mansion recorded the suburb’s second biggest sale of the year.

A Templestowe mansion sold just 12 hours after being listed, despite spending almost a year on the market with two other agencies.

Boasting seven bedrooms, a pool and tennis court, the lifestyle property at 61-65 Newmans Rd sold for $2.91 million on August 13.

The sale was within the price guide of $2.8-$3.08 million and was Templestowe’s second biggest sale for the year after 50 Mahoney St sold for $3.4 million in April.

The Templestowe mansion sold for $2.91 million.

It took just 12 hours on the market for an acceptable offer to be placed on the mansion.

Despite the mammoth amount of time spent on market for the Newmans Rd property, the vendor was still forced to accept a loss, after last purchasing the house during the market’s peak in July 2017 for $3.6 million, according to CoreLogic.

But having fielded lower offers during previous sales campaigns, the vendor “knew it was a decent offer”, Jellis Craig Doncaster agent Nikki Weng said.

It sold after already being on the market with two other agencies for almost a year.

The Newmans Rd house had multiple living spaces.

“We literally sold it within 12 hours of when it went online,” Ms Weng said.

“We listed it on Monday afternoon and got a phone call first thing on Tuesday morning.”

The lifestyle property was purchased by an upgrading Boroondara couple.

Ms Weng said the couple wanted a lifestyle property but had difficulty finding quality listings.

“There are not many good acre homes on the market — the stock level is quite low,” Ms Weng said.

“Without being disrespectful to the other agents, they were not local agents. We specialise in local acre (0.4ha) properties — that’s why the vendor came to us.”
