Water views plus a super low price tag equals a quick sale
WITH its million-dollar views yet a price tag in the “high $100,000s”, it is little wonder No.25 Sea Eagle Road at Primrose Sands was Tasmania’s most viewed home on realestate.com.au last week.
PRDnationwide property representative Paul Reed said a top location and the sharp pricing caught the eye of house hunters.
He said the house was partially renovated, which meant the next owner would have the chance to put their own stamp on it.
“The property was under offer on the fifth day of marketing,” Paul said.
“We didn’t have the time to have an open home, but we had 10 private inspections across Monday and Tuesday last week.
“We had three offers in total and the purchaser was a fly-in buyer on the Tuesday.”
He said it was a pleasure to deliver the good news to his vendor.
“She was absolutely thrilled,” Paul said.
“All of the offers exceeded her expectations. She said that it had been a completely stress-free experience.”
He said Primrose Sands was an attractive destination for many buyers.
“The feedback we received was that people liked the location and the ability to have a holiday home that was just 45 minutes from Hobart, with beautiful water views and fishing,” Paul said.
“Others thought this house would be an Airbnb hot spot through the warmer months.”
This three-bedroom house is positioned on a hillside at Primrose Sands overlooking the local beach, with the Tasman Peninsula in the distance.
It has an updated kitchen, a spacious lounge that opens to a deck, and generous-sized bedrooms.
The local shops and boat ramp are minutes away.
New CoreLogic figures show 58 house sales in Primrose Sands in the 12 months through to the end of January at a median price of $260,000.
The median grew by 18.3 per cent in that time.
On average, houses in this suburb sold after 27 days on the market.
