Where to bag a discount on asking price in Townsville
CORELOGIC has revealed the Townsville suburbs where buyers are most likely to get the highest discount off the advertised asking price for a property.
Topping the list is Nelly Bay and Rasmussen which both have a median vendor discount of -11.3 per cent.

The average sale price for a house in Rasmussen in the 12 months to June was $190,000 and the average price for a house in Nelly Bay was $345,000.

is marketing a property in Rasmussen, said the suburb’s reputation and the type of sellers in the area could provide an explanation as to why.
“A lot of sellers in Rasmussen are long-term residents who are quite serious about selling,” Mr Bailey said.
“I also think the suburb has a false stigma of being a crime hotspot and the demand for properties in Rasmussen is a bit less because of it.”
The suburbs with the lowest median vendor discount over the year to June were Alice River and Vincent which had an average discount of -4.8 per cent.
Mr Bailey said properties in both suburbs were priced according to what buyers expected and wanted to pay.
“The property market in Alice River at the moment is being driven by a surge in demand for good quality acreage properties, so the vendor discount rate is less because of the competition created by demand,” Mr Bailey said.
“Vincent, like many suburbs, has copped a flogging in terms of market value so the discounts are smaller because they’re listed at prices reflecting the market value.
“They’re more in line with what people are willing to pay.”
