Where to buy affordable acreage within 25km of Brisbane’s CBD
Homesites within 25km of the Brisbane CBD are diminishing, prompting buyers to snap up acreage homesites at affordable prices.
Currently one of the most affordable acreage estates in the greater Brisbane region is Aspect Karalee, an acreage estate located on the upper reaches of the Brisbane River, where you can buy a 4881sq m homesite for $305,000. The estate, which will provide 81 homes when completed, is about 50 per cent sold with the developer now releasing fourth stage due to the demand.
“The proximity to the newly revamped Karalee Shopping Village and easy access to major roads and public transport has certainly contributed to buyers’ decisions to build their homes in Karalee,” said Daniel Hirst, director of residential at Colliers International, who is marketing the estate.
“The Village expansion includes an additional 6214sq m of retail space, doubling the total floor area of the centre, and a brand new full-line Coles and 15 speciality stores which join the existing Woolworths and specialty offering,” Mr Hirst said.
Christopher and Kate Bonner are first homebuyers who purchased a 4000sq m homesite for $325,000 within Aspect Karalee and are now building their dream home with Clarendon Homes.
“Growing up rurally and studying and working in Brisbane for the past 10 years, we always wanted to buy and live on an acreage that gave us a rural feel, but still allowed us to continue our careers with proximity to Brisbane,” Mr Bonner said.
“Aspect in Karalee gave us this option and appealed to us because it is secluded and surrounded by bushland and rolling hills, the Brisbane River and small farms. Plus we have family and friends who live in the area.
“During our search for a homesite we wanted at least an acre of land so that we could build a big home and still have plenty of room for a yard, landscaping, gardens, room for pets and plenty of play areas for kids.
“It was important for us to be away from the city in a quiet and peaceful area, and not be crammed in among other homes. We think it’s great that Aspect in Karalee are devoted to maintaining and encouraging natural vegetation, flora and fauna with tree protection zones and wildlife bridge crossings.”
The other residential estate on the banks of the Brisbane River that is meeting this demand is The Crossing, also in Karalee where blocks of 2715sq m are selling from $330,000. The Crossing is already 80 per cent sold, with the only available fully sewered homesites ranging from 2020sq m up to 8640sq m, and all within 1km of the Karalee Shopping Village.
This is the only small acreage development in the area that provides this level of amenity.
Mr Hirst said Karalee was only 10 minutes’ drive from Ipswich and about 40 minutes from the Brisbane CBD.
“We have had families and couples buying here who want to own the acreage dream but still live and work in Brisbane. There are a lot of cases where the households have people commuting to both Ipswich City and Brisbane City for work so this is a perfect base to accommodate that,” he said.
