RELATIVE affordability and a desirable lifestyle is seeing southeast Queensland’s prestige property market attract attention from all over Australia and the world.

For the price of some three bedroom units in the Sydney CBD, you can buy a sprawling riverfront estate or a luxurious home by the beach.

Like all blue-chip suburbs, prices are going up and new destinations are finding themselves on the radars of buyers.

Six real estate industry experts share their hot tips on where to look if you have $1 million or more to spend in Brisbane, or on the Gold Coast or Sunshine Coast.

Hendra — Reaping all the benefits of Ascot and racecourse road, Hendra is an up-and-coming suburb that is seeing an increase in renovations and multimillion-dollar new builds. DH

Ascot — Ascot is a beautifully established inner city suburb that enjoys some of the best homes and investments in Queensland. This suburb displays some of the most iconic homes, and if you were to take a stroll along Sutherland Ave, referred to one of the best streets in Brisbane, you’d find the true beauty and architecture that it represents. Ascot — Mirvac’s Ascot Green has brought high-end, contemporary living to the character streets of Ascot. It’s also brought the on-track lifestyle to Brisbane. When completed, the Kingsford Smith Drive upgrade, riverside promenade and cycle path will add to the amenity of the older suburb. RC

Ascot — In demand for its highly sought-after tree lined streets, and the offerings of racecourse rd. Cafe lifestyle, this picturesque suburb has a perfect blend of community, heritage aesthetics and entertainment culture, home to some of Brisbane’s top-tier villas and large estates. JI


New Farm — New Farm has something to offer for everyone with a great mix of people, places and amenities. Once you have lived in New Farm it is hard to move away from which is why people are willing to pay top dollar to live here. We are finding that the entry level properties are jumping straight to the $2mil bracket and you get a lovely renovated home. JM

Kalinga — Continues to shine sitting outside the traditional heavyweight areas of Ascot, Hamilton, Clayfield. Excellent family area with great village feel. PA

Coorparoo — Historically a very popular location with landmark properties. It is undergoing a resurgence in redevelopment, renovation and entertainment precincts like Coorparoo Square. DH

West End — Hands down, West End offers wonderful opportunity with a myriad of high quality property. It’s close to the CBD and always sought after for its lifestyle. TW

Dutton Park — In the Brisbane State High School catchment, Dutton Park’s popularity was underpinned over the last 12 months with CoreLogic recording a 14.1% growth in the median house price to $964,250. Interest continues to rise in the area and low-interest rates are encouraging buyers to add value to their properties through renovations. RC

Hawthorne — Hawthorne is a premium river side location and has an enviable selection of refurbished homes and colonial Queenslanders capturing river and city views. Within easy reach of the CBD and Oxford Street cafe district. Hawthorne’s style and quality can’t be argued. JI

Yeronga/Fairfield/Graceville/Chelmer — I see the river suburbs coming strongly back into vogue with the flood becoming a distant memory and most buyers taking this into account with their renovations or build lines. Established homes on the river are in excess of $3m and this has encouraged those who are close by to invest strongly in renovations and new builds to a north of $1m level. JM

Camp Hill — Coming into its own as a true force in the South. We’re seeing strong demand and expect Camp Hill to be a real “bolter” PA


Norman Park — It has a large spread of housing with almost 3,000 properties and a wide variety of style of homes. From post-war to homes on bigger blocks through to riverfront properties with city views It is close to the CBD and, with infrastructure underway along Lytton Road, speed and access to the city will improve dramatically early next year when the upgrade is complete. Bulimba — Bulimba is loved by all those that live there and surround it. So attuned to riverside living and easy access to the city. TW

Bulimba — Oxford Street bubbles with shoppers and gatherings of friends on the weekend while Riverside Park echoes with the laughter of kids. The enclave is a regular on the list of most-sought after riverside suburbs, offering a village lifestyle with all the amenities of the inner-city. Architecturally-designed statement homes are common throughout Bulimba but there’s still the odd Queenslander found through the quiet streets. RC


Manly — This leafy Bayside neighbourhood is never going out of style. With its relaxing yet changing demographic towards younger families, its cafes and eateries are at your disposal. Architectural new builds in keeping with the suburb’s tradition and charm, plus ongoing renovations of the traditional Queenslander are now the focus. JI

Gumdale — Gumdale continues to increase their average sales price off the back of Chandler’s high demand. Although Gumdale is not solely acreage properties like Chandler, with a current average sales price of $920,000, and only 20 minutes from Brisbane CBD, they will be the next Brisbane suburb to be included in the $1 million club.


Chelmer — Riverfront opportunities, larger blocks and estates. A leafy green environment with a nice family community feel. DH

Paddington — Everyone loves Paddington in the leafy western suburbs of Brisbane. It’s always been popular with prestige buyers. It’s only a short distance for professionals working in the city and has some of the best schools in Brisbane. TW

Graceville — Beautiful homes grace beautiful streets throughout the suburb which is only five minutes by train to Indooroopilly and 20 minutes to Central. Stunning Queenslanders are only a short walk from the quaint retail strip which hosts fashion boutiques, popular cafes and Graceville’s grand old Regal Twin cinema. RC

Brookfield — Only 16km from the CBD, making it one of the closest available acreage homesites suburbs to the city, the demand for these quality larger acreage residences never diminishes. The freedom of space and a semirural existence surrounded by other quality homes, and only minutes from all amenities just sets this suburb apart. With legacy way tunnel addition to the western freeway making it even easier to reach. JI

Chelmer — Chelmer recorded a record growth in the last 12 month at 25.2% in its median house price. With the riverfront opportunities, larges blocks and a leafy green environment it has a nice family community feel to it. JM

Chelmer — Especially the riverfront — a true ‘blue chip’ among the West. Should always be on point for discerning buyers PA

Broadbeach — It is becoming its own lifestyle mecca as it’s got great restaurants and so much opportunity to be entertained with the casino and the Gold Coast Convention Centre. All the while enjoying the surf. TW

TV renovators star againon property market

12 Alaska Ave, Broadbeach Waters

Mermaid Beach — The median house price can fluctuate dramatically in Mermaid Beach dependent on how many oceanfront properties change hands. Home to Hedges Ave, the millionaire’s row, the suburb epitomises coastal living and is the home and getaway of many of Queensland’s boardroom heavyweights. Attempts to extend the light rail along the highway would rejuvenate the retail strip. RC

Hedges Ave, Mermaid Beach

Mermaid Waters — The resurgence of this gold coast icon suburb continues, with the renovation and architectural redesign of some of the original canal front homes. Still providing exceptional value and embracing everything the coast lifestyle has to offer and so close to the beach. JI

Burleigh — The new heartbeat of the Gold Coast. It’s where the beautiful people are …. or want to be. Gets more beautiful by the day. PA

Noosa — Noosa proves itself to be better and better all the time. It has long been regarded as the holiday hotspot for prestige living on the Sunshine Coast. TW

Minyama — There was a string of $4-$5 million sales on Minyama’s exclusive Mooloolah Island earlier this year as prestige buyers recognised the values of the waterfront addresses compared to pricier northern areas like Noosa and Sunshine Beach. RC

Sunshine Beach — A relaxing beachside location, with pristine beaches and national parks for the semi-retired and for those wanting larger land. There is a renewed focus on prestige new builds and renovations in this highly desired location and with the upgrade to the Sunshine Coast airport, this will increase the reach to the Sunshine Coast. JM

Noosa — Never missed a beat during the recent 12 months — still one of the key QLD lifestyle locations in demand. PA
