The buyer of this Fitzroy North conversion wasn’t a lamb chop.

A longstanding butcher conversion in Fitzroy North brought home the bacon at auction on Saturday, March 16.

The double-storey Victorian at 129 Miller St had a $1.3-$1.4 million price tag, but in a super competitive auction attracting about 80 bids the results weren’t poultry.

The property sold $184,000 above reserve at $1.584 million.

Fitzroy North boarding house fetches almost $4 million at auction

The butcher conversion has been owned by the one family for almost 50 years.

It sold $184,000 above reserve.

A highlight was the private garden.

Nelson Alexander Fitzroy agent Charlie Barham said the auction was one of the strongest they had seen this year.

“All of the bidders were owner-occupiers with plans to live there and the buyers were a young local family,” Mr Barham said.

“It’s on a deeper than normal block, it’s immediately liveable with plenty of potential to add value, it is north facing and has terrific access down the side and rear.

“It appealed to a broad market.”

The property designed by Fitzroy architect Suzanne Dance around 1980 has remained with the one family for almost fifty years.

They are hoping to stay local but have decided to upsize.

Mr Barham said the vendors were quite emotional about the sale but were happy to move on.

The property “ticked a lot of boxes.”

He added the area’s market was not all doom and gloom.

“I think we have seen the worst of it, particularly in Fitzroy and Carlton,” Mr Barham said.

“If buyers are identifying value then they are engaging.

“And this one did so well because it ticked a lot of boxes.”

The three-bedroom property last sold for $707,000 in December 2004, according to CoreLogic data.
